Our extensive due diligence includes a detailed property and price analysis report, which will enable you to establish what a property is worth prior to starting the negotiation process.

We can also organize building and pest inspections and a review of the contract and Section 32 by your solicitor or legal representative.

We offer a suite of services that we are able to tailor to your needs. Each property purchase  is different and each client will have individual circumstances in which they purchase but our end goal is always the same – to buy you your ideal property at the lowest possible price.

Full Premium Service

 

This is our most popular service. We understand that it can be time consuming and stressful to search for property. That’s why we take all of the “legwork” and research out of your hands, but at the same time keep you informed and updated throughout the entire process.

Our Premium Service includes regular online searches and sourcing off-market properties, unlimited inspections, independent assessments with detailed reports and negotiating the successful purchase. We keep working until your ideal property has been purchased.

Assess & Negotiate

 

Enjoy the hunt or already found a property you would like to buy, but not sure what it is worth and whether it is as good as the selling agent tells you it is. Use our assess and negotiate service for an objective analysis on the property, location and price.

We will inspect the property, prepare a detailed independent property report and price analysis and negotiate the purchase on your behalf.

We can also organise building and pest inspections and a review of the contract and Section 32 by a solicitor or legal representative if required.

Auction Bidding &

Negotiate Only

Our buyer’s agents use their extensive experience in negotiation to secure your property at the best possible price, under the best possible conditions, irrespective of the method of sale.

We provide auction bidding for those that are uncomfortable with the auction process or are simply not going to be available on the day of the auction. We also provide a negotiate only service for property listed as private sale or EOI.

Either way, you can tap into our decades of experience and proven negotiating strategies and be assured an experienced professional is representing your best interests.

Our Fees

We offer a transparent, competitive “fee for service” pricing structure according to the service you require. The relevant pricing structure will be documented clearly in a signed engagement authority before any work is undertaken.  Below is an indication of our standard fees please contact us to discuss your individual needs.

Full Premium Service

1.5% to 2% (+GST)

of the purchase price

Our full service (search, assess and negotiate) includes; regular searching , sourcing off-market properties, unlimited inspections, full independent assessment reports and negotiating the successful purchase. We keep working until your ideal property has been purchased!

Generally, this service is between 1.5 and 2% (+GST) of the purchase price. This fee is made up of an initial engagement fee of $3,300. The remaining balance is paid on success, when we have secured your property (called the ‘success fee’). This means the engagement fee is part of the total fee and not in addition.

We also offer a ‘fixed fee’ option.

Assess & Negotiate

0.75% to 1% (+GST)

of the purchase price

The assess and negotiate service is suitable if you’d like to do the property search yourself or have already found the property you would like to buy.

We inspect the property and prepare a detailed property report and price analysis and negotiate the purchase on your behalf.

Generally, this service is between 0.75 and 1% (+GST) of the purchase price.

This fee is made up of an initial engagement fee between $1,650 and $2200, with the remaining balance paid on successfully securing your property (called the ‘success fee’).

We also have a ‘fixed fee’ option.

Auction Bidding &

Negotiate Only

Negotiating with Sales Agents to get the best result for the buyer can be a challenging task, particularly for the inexperienced. This low-cost service is for those uncomfortable with auctions, private sale negotiations or simply not available to attend on auction day.

Auction bidding or negotiate only fees are fixed upfront and an engagement fee is payable in advance. The initial engagement fee is typically between $825 and $1650. And only upon securing the property is the success fee paid.  Generally, for auction bidding, this is between $825 and $1650 depending on requirements.

This means it could be as little as $825 to have an expert represent you on the day.
