We were engaged by interstate buyers who wanted to buy a property for their sons who were renting separately in Melbourne whilst attending University.

Antony Bucello was busy introducing his clients to a number of suburbs and property types when he was contacted by a selling agent about an ‘off-market’ opportunity. The owner of the property had listed it on the agency websites (for free) with photos from a previous campaign to test the appetite of the market in an uncertain time.

Antony inspected the property during Stage 3 restrictions just before Stage 4 lockdown. It was a ripper! A freestanding single-fronted Victorian period home on 236m2 in a superb location in the heart of Coburg. Coburg is located approximately 8 kilometres North of the CBD and this property is close to Coburg and Batman train stations, shopping strips, cafes, parks and gyms. Perfect for two university boys! And with easy access to major roads (including City Link and the Ring Road ) and local schools, this property is future-proofed as an ideal property for first home buyers, young families, downsizers, investors and professionals alike.

Ticking all the boxes of liveable now but lots of value add potential in the future.  It also provided an opportunity to convert the formal lounge into a 3rd bedroom which could be rented out to assist in mortgage repayments. The boys inspected the property and loved it. The location and the private alfresco deck with a leafy garden sealed the deal.

The vendor wanted $970 to $980k and Antony had assessed it at $930 to $970k. Due to Stage 3 restrictions and a limited advertising campaign, only a small number of parties had inspected the property. Antony used that information to submit his first offer. After a few days of negotiation, they secured the property for $935k. Which is excellent buying!
