Our step by step process that leads to purchasing your ideal property involves four main components:

1. Searching

Searching for property can be an incredibly time consuming process. Scouring the internet and racing from one inspection to the next can take hours, days and weeks.

Our comprehensive searching process is designed to save you valuable time and stress by undertaking the necessary due diligence and day to day legwork. To find your ideal property, we will carefully select a range of options from industry databases and contacts as well as properties that are not advertised (off market properties) to the general public. We will work to ensure that no stone is left unturned throughout the searching process and that you are presented with the highest quality purchase options.

2. Assessing

Once our team have selected a preferred option or options, we will begin an extensive property and price analysis assessing the over-all quality of the property and its anticipated market value. You will have direct access to all of our reporting data through our exclusive client portal, propertyHUB, ready for your approval.

3. Negotiation

Negotiating with Sales Agents can be a challenging task, particularly for the inexperienced.

Our Brisbane buyer’s agents have successfully negotiated hundreds of transactions throughout Queensland and are experts in securing the best possible conditions and the best possible price for each individual client. Our expertise and experience will save you the stress and uncertainty of negotiating directly with Sales Agents and will protect you from paying too much on your purchase.

4. Contract Conditional and Pre-settlement Process

Once your property has been successfully negotiated we will manage the entire conditional phase of the purchase for you, including assisting with the introduction to solicitors for conveyancing and arranging building and pest inspections. We will also arrange and attend pre-settlement inspections on the purchased property to make certain everything is in order with the property prior to the actual settlement.

Buyer’s Agent Services

Each property purchase is different and each client will have individual circumstances in which they purchase.

We offer three basic levels of service to our clients looking to purchase in Brisbane/Queensland, plus we’re always happy to tailor a service to suit your unique situation.

1. Premium Service – Search, Assess and Negotiate

Our Premium Service includes comprehensive suburb profiles to keep you informed and up to date on the best performing areas in Brisbane, unlimited searches and sourcing off-market properties, unlimited inspections and detailed assessment reports. The Premium Service also includes negotiating the purchase and managing the entire process through to settlement, ensuring you receive expert advice and guidance throughout the process.

NPB focuses on forming long term relationships with our clients and assist in growing their wealth through acquiring the right properties in the right areas. We keep working until your ideal property has been purchased.

2. Assess and Negotiate

The Assess and Negotiate service is for buyers who know what they want and where. The service is ideal for clients who wish to search for the property themselves or already have a particular property in mind. If the property and price analysis is approved we will outline the most appropriate strategy to get the property off the market for you, at the best possible price.

3. Auction Bidding

This service is for those who may not be available on the day to bid at auction, or may prefer an expert to represent them to secure the property.

Auction bidding fees are payable in advance of auction day and regardless of outcome.

Our fees for auction bidding fall within a range of $500 – $1,500 depending on your requirements.

Our Fees

Our fees are always agreed on in advance and are based on your estimated budget as opposed to the actual sale price. That gives you peace of mind that we are not encouraging you to pay a higher price for a property.

Our “Premium” and “Assess and Negotiate” services vary between 1% and 2% of your chosen budget.

All of our services and fees are negotiable, however, our Premium Service has a minimum fee of $8,000 plus GST.

There is no charge to sit down with us or chat with us for a one hour consultation and it’s completely obligation free. We use this meeting to fully assess your specific requirements and answer any questions you may have about our service.
