We will source options from both advertised and non-advertised (ie “off-market”) industry databases and contacts, as well as properties that are not advertised to the general public, ensuring that no stone is left unturned throughout the search.
Our extensive due diligence will include a detailed property report and price analysis made available to you, which will enable you to establish the value of the property prior to starting the negotiation process. We also can organise all other inspections and reviews, including building and pest inspections and a review of contracts by your solicitor or legal representative.
Negotiating with Sales Agents to get the best result for the buyer can be a challenging task, particularly for the inexperienced. We thrive on this and have extensive negotiation experience. This is our most popular service. We understand that it can be time consuming and stressful to search for property. That’s why we take all of the “legwork” and research out of your hands, but at the same time keep you informed and updated throughout the entire process.
Our Premium Service includes regular online searches and sourcing off-market properties, unlimited inspections, independent assessments with detailed reports and negotiating the successful purchase. We keep working until your ideal property has been purchased.
Assess & Negotiate
The Assess and Negotiate service is suitable if you would like to do the property search for yourself, or you have already found the property you would like to buy.
We will inspect the property, prepare a detailed, independent property report and price analysis and negotiate the purchase on your behalf.
We can also organise building and pest inspections and a review of the contract and Section 32 by a solicitor or legal representative if required.
Auction Bidding & Negotiate Only
Our buyer’s agents use their extensive experience in negotiation to secure your property at the best possible price, under the best possible conditions, irrespective of the method of sale.
We provide auction bidding for those that are uncomfortable with the auction process or are simply not going to be available on the day of the auction. We also provide a negotiate only service for property listed as private sale or EOI.

When selecting a Buyer’s Agent, you are entrusting them with (one of) your biggest financial investments, you need to know they are working as hard as possible for you.
We believe statistics alone don’t give you the information you need to make a good purchase. They are only one aspect – past performance, predicted growth, median house prices are all important but actively knowing the market you work in is crucial!
You want your Buyer Agent physically viewing the property themselves. And not just the property, but the street and surrounds as well. You want in-depth knowledge of the suburb, including the reputations of local schools, plans for new infrastructure and real travel times. Relationships with local sales agents, allowing them access to pre-listing or off market properties to ensure no stone is left unturned is vital. Each criteria is linked with one another and depending on your individual requirements weighted differently. For example, a family may have a a particular school zone they wish to live in where as a first home buyer may have a stricter budget but more flexibility on location.
Once we ascertain your requirements the search can commence. Your requirements will continue to refine as we shortlist and review properties until we find the ideal match of property, position and price.

Our full service (search, assess and negotiate) includes; regular searching , sourcing off-market properties, unlimited inspections, full independent assessment reports and negotiating the successful purchase. We keep working until your ideal property has been purchased!
Generally, this service is between 1.5 and 2% (+GST) of the purchase price. This fee is made up of an initial engagement fee of $3,300. The remaining balance is paid on success, when we have secured your property (called the ‘success fee’). This means the engagement fee is part of the total fee and not in addition.
We also offer a ‘fixed fee’ option.
Assess & Negotiate
0.75% to 1% (+GST)
of the purchase price
The assess and negotiate service is suitable if you’d like to do the property search yourself or have already found the property you would like to buy.
We inspect the property and prepare a detailed property report and price analysis and negotiate the purchase on your behalf.
Generally, this service is between 0.75 and 1% (+GST) of the purchase price.
This fee is made up of an initial engagement fee between $1,650 and $2,200, with the remaining balance paid on successfully securing your property (called the ‘success fee’).
We also have a ‘fixed fee’ option.
Auction Bidding &
Negotiating with Sales Agents to get the best result for the buyer can be a challenging task, particularly for the inexperienced. This low-cost service is for those uncomfortable with auctions, private sale negotiations or simply not available to attend on auction day.
Auction bidding or negotiate only fees are fixed upfront and an engagement fee is payable in advance. The initial engagement fee is typically between $825 and $1650 (inc GST). And only upon securing the property is the success fee paid. Generally, for auction bidding, this is between $850 and $1650 depending on requirements.
This means it could be as little as $825 to have an expert represent you on the day.
