Melbourne Buyer Agents – Our Process
At National Property Buyers we understand that it can be time consuming and stressful to search for property. That’s why we take all of the “legwork” and research out of your hands, but at the same time keep you informed and updated throughout the entire process.
For simplicity we have broken our buyer agent process down into three steps – we also understand that each situation is different so we are happy to tailor a service to suit your unique requirements.
National Property Buyers will save you valuable time by doing all the due diligence and legwork required to find your ideal property.
This includes properties that are not advertised to the general public. No stone is left unturned to ensure that you’ll see all the most suitable and best available properties in your desired location.
Our extensive due diligence includes a detailed property and price analysis report, which will enable you to establish what a property is worth prior to starting the negotiation process.
We can also organize building and pest inspections and a review of the contract and Section 32 by your solicitor or legal representative.
Our team of buyer’s agents use their extensive experience to secure your property at the best possible price and the best possible conditions for you, irrespective of the method of sale.
Our Buyer Agent Services & Fees
Our fees are generally between 1% and 2% of your purchase price. They are always negotiable and agreed upon in advance to give you peace of mind.
1. Full Premium Service – Search, Assess & Negotiate
Our full buyer’s agent service includes weekly searching of the internet and sourcing off-market properties, unlimited inspections, full independent assessment with detailed reports and negotiating the successful purchase. We keep working until your ideal property has been purchased!
Our fees are always negotiable. Generally this service is between 1.5-2% plus GST of the purchase price with a minimum fee of $11,000 (incl. GST).
This fee is made up of an initial engagement fee of $2,200 (incl. GST) with the remaining balance paid on successfully securing your property (called the ‘success fee’).
We also offer a ‘fixed fee’ option.
2. Assess & Negotiate
The assess and negotiate service is suitable if you’d like to do the property search for yourself or have already found the property you would like to buy. We then inspect the property, prepare a detailed property and price analysis and negotiate the purchase on your behalf.
Like the Full Premium Service, the Assess and Negotiate fee is always negotiable. Generally, it is 0.75-1% plus GST of the purchase price, with a minimum fee of $4,950 (inlc. GST). This fee is made up of an initial engagement fee of $1,100 (incl. GST) with the remaining balance paid on successfully securing your property (called the ‘success fee’).
We also have a ‘fixed fee’ option.
3. Auction Bidding Only
This service is for those who are uncomfortable with the auction bidding process or are simply not going to be available on the day of the auction.
Auction bidding fees are generally fixed and an engagement fee is payable in advance of auction day.
Our fees for auction bidding fall within a range of $500-$2,000 depending on what your requirements are.
