We were engaged by first home buyers to find and secure their home.
It is a difficult market at the moment as stock listings are low, but our clients had a good idea of what they were looking for and we couldn’t believe our luck when in our first search a property that met their needs presented itself.
It was in the right spot, the right size and close to family. It was a 2-storey, four-bedroom family home in Eltham. Eltham is about 20 kilometres North-East of the CBD and this property was moments from Eltham Village, the train station, quality schools, local parks and walking trails.
It was listed for private sale but due to considerable interest and an early offer, it was converted to an auction. From our first inspection to securing the property it was 6 days!
In this market, you really have to be ready to move and be efficient but thorough at completing your due diligence and assessment. We inspected the property a total of 3 times, our client twice and us once. Senior Buyer Agent, Antony Bucello inspected the property midweek and was informed later that day that an offer had been placed that was acceptable to the vendor. He prioritised performing the due diligence and he and his client were ready for the hastily scheduled auction on Friday.
There was a small crowd and three bidders got involved. Antony bid confidently and secured the keys under the hammer at $1.348m. Our client was ecstatic. And the cherry on the top, it was our client’s birthday, what a way to celebrate!! Her husband couldn’t be there on the day so she called him straight away and announced the good news.
