Our 6-Step Vendor Advocacy Service
1. Getting to Know You
The first step is to establish your reasons for selling and your objectives for the sale. During this initial consultation, we will discuss time frames for the sale, preferred sale methods, appraisals and much more.
The more we can understand about your personal situation the easier it will be for us to provide recommendations and advice that will best serve your requirements.

2. Independent Appraisal and Selecting the Best Agent
Selecting the best Selling Agent for your property is a crucial step in the process. And as client you can have as much or as little involvement in this process as you like.
We will invite a selection of selling agents based on their experience, local presence and recent track record to inspect your property. Following the inspection the agents will submit a comprehensive appraisal, including the estimated selling range, campaign proposal, marketing and of course, commission.
We will also conduct an independent appraisal of your property to give you an unbiased assessment of where we believe your property sits in the market and most importantly, how much your property could sell for.
You will then be able to easily compare both the National Property Buyers and selling agents assessments to determine which agent to trust with your campaign.
3. Presenting the Property For Sale
It is vitally important that your property is presented in the best possible condition in order to achieve the maximum price. Together with the selected Selling Agent, we will provide recommendations and tips to ensure your property is ready for the market and to help achieve the highest price.
Your home may be full of special memories but a declutter and the removal of unnecessary furniture can make a big difference. Rooms that felt crowded suddenly feel large and spacious.
Furniture staging can enhance the presentation of your property, which can result in a considerably better price. And your house doesn’t have to be vacant to take advantage of it, we can arrange full or partial styling on your behalf.
If your property contains tenants, it may be beneficial to give them notice to vacate in order for any necessary maintenance or improvements to take place.
4. The Sales Campaign
National Property Buyers will keep working with clients once the selling agent has been chosen and appointed. We will liaise with the selling agent and provide you with honest feedback and expert recommendations to ensure you are fully informed and have a clear understanding throughout each phase of the sales campaign.
This will apply to all aspects of the campaign, from marketing strategies most relevant to your campaign, to pre-auction offers, deposits, settlement dates, or special conditions. We will ensure you have the right information to make the best decisions, without any pressure.
We will work with you right through to the contract becoming unconditional and all documentation has been correctly exchanged.

5. Contract of Sale/Section 32 Preparation
You will require a solicitor or licenced conveyancer to prepare the appropriate documentation on your behalf. This will always include a Vendor’s Statement (also known as a Section 32) and in many cases will also include a Contract of Sale, depending on the type of sale and which solicitor or licenced conveyance is acting on your behalf.
This step is crucial as a sale cannot legally take place without the purchaser first receiving a Vendor’s Statement that has been signed and dated by the vendor.
We will liaise with your legal representative or licenced conveyancer to arrange the documentation to be prepared. If you do not have a solicitor or licenced conveyancer to prepare this documentation, we can recommend experienced and reputable professionals who would be pleased to act on your behalf (and they’ll complete the job properly for you).
6. To Settlement and Beyond
Once a contract has been accepted and all documentation has been correctly exchanged, we are still there for you, right through until settlement day.
