Buying sight unseen from overseas

ACQUISITION 

Our clients were Permanent Residents living in Hong Kong and were returning to Australia to live and wanted to buy before they moved. Their Melbourne mortgage broker who we have a long history with, referred them to us. 

BRIEF 

They had a budget of $850,000 and ideally wanted a 3-bedroom townhouse or villa unit that was move in ready and it was essential that it was zoned for a good quality primary school. 

They didn’t know where or how to buy in Melbourne and one of the biggest challenges was that they needed to buy sight unseen! 

SEARCH AND DUE DILIGENCE 

We had recently upgraded our Property Portal to a new tool, and this would prove invaluable to our clients. It could be accessed anywhere and, on a desktop, laptop or mobile. It also mitigated any time zone issues as information could be accessed when convenient. 

Initially we needed to narrow down the search, we talked them through several suburbs around Melbourne that matched their brief and budget. We narrowed it down to a few and their preference was to be in the eastern subrubs. 

We started to shortlist properties on our portal and one of them was a great property in Croydon, it was listed for private sale for $750,000 to $820,000. It was listed Easter Tuesdays and during the school holidays which can make it difficult for buyers to get out inspect, and we took advantage of the reduced eagerness in the market. 

We inspected the property and took additional photos and video footage which we added to the portal. This property was a great match for our client’s brief, and they wanted to pursue it. 

We completed all the necessary due diligence from checking land data, property history and comparable sales. And we discussed submitting an offer Subject to Building and Pest for further piece of mind.  

NEGOTIATIONS 

As the property was up for private sale we started negotiations with the selling agent. The vendor of course wanted above the top end of the quoted range, but we started negotiations in the high 7s, which we knew wouldn’t buy it as we valued the property between $800,000 to $830,000. 

The agent advised that there was one other interested party, so we upped our offer and we eventually agreed on $810,000 Subject to the Building and Pest Inspection. This price represented great buying for my client! 

ABOVE and BEYOND 

Having a client put their faith in you to help them buy their home sight unseen is a big responsibility. My clients loved all the additional footage we provided them with, and the detailed property report we sent them.  

After the offer had been accepted and during the settlement period my clients came to Australia on a holiday. We reached out to the agent and asked if they could inspect it for the first time. My clients were over the moon during the inspection. And we know they were rapt with the final outcome by the 5-Star Google Review they left.
