An interstate investor sought to expand his portfolio and, after thoroughly vetting several buyer agents and speaking with our past clients, chose to engage Antony Bucello as his Buyer Agent for our full-service offering.

After multiple conversations a detialed brief was established and Antony began the search for the right commercial asset.

After conducting a thorough online search and Antony reached to his established network of commercial agents, and  uncovered an off-market opportunity—a refurbished warehouse on nearly 1,000sqm with a long-term tenant already in place.

The tenant had self-funded a recent refurbishment and was preparing to install solar panels at their own expense. This demonstrated the committment of the tenant to remaining in the property.

To prevent the asset from reaching the open market, we took a strategic and proactive approach. With no Section 32 or Contract of Sale available at the time, we arranged for a Heads of Agreement to be signed, including our offer and terms.This secured vendor commitment and allowed us two weeks to complete due diligence upon receipt of all legal documentation, including the tenant lease. We referred all legal documents to a commercial solicitor during this period.

The lease was confirmed as a 4/4/4/4 term with excellent annual increases at 4%, reaffirming the tenant’s long-term plans. As the property was tenanted this is considered a “a going concern” and an upfront GST payment is not required.

A commercial building inspection was arranged which revealed minor issues. Antony successfully negotiated for the vendor to rectify the issues prior to the pre-settlment inspection.
