In late 2011 our clients (who were referred by their Mortgage Broker) wanted to buy an Investment Property with a budget of up to $700,000. And we found the perfect property for them in Ascot Vale.
The property was in a great position in Ascot Vale’s premium “Whisky Hill’ precinct. It was close to shops, public transport and the Maribyrnong River and reserves.
It was a 3 bedroom, 2 bathroom townhouse on a compact low maintenance block. It had its own title, with street frontage and no shared land or owner’s corporation. It had two living areas and a 2 car lock up garage. This property packed a punch on a 248m2 block!
Initially it was rented for $550 a week achieving a healthy rental yield of 4.31%. They rented it out for many years successfully with a low turnover of tenants.
In mid 2024 they decided to cash in on the capital growth that the property had achieved after 10+ years of ownership. No major renovations had been completed over the years but cosmetic updates such as painting, and replacing carpets and window furnishings had been done.
The property was staged for sale and sold at auction for $1,150,000! Almost double their original purchase price!
This was a terrific outcome, especially considering the real estate market was facing challenges with high interest rates and cost of living difficulties.
