The Buying Strategy
Our priority was to secure their new home before listing their investment property and that’s exactly what we achieved.
The perfect fit was a beautifully renovated French Provincial-inspired three-bedroom home in Pascoe Vale South. Ideally located close to schools, shops, cafés, restaurants and public transport, it ticked all the boxes.
With the property scheduled for auction, we recommended bypassing the auction campaign altogether. After completing all due diligence, we submitted a compelling unconditional offer three days before auction, giving the vendor certainty and a strong reason to accept early.
The strategy paid off. We secured the property below our clients’ budget and for less than our assessed market value.
The Selling Strategy
With their new home secured, we turned our attention to selling their investment property in Reservoir.
The property was a modern two-bedroom, two-bathroom townhouse that presented beautifully. While its High Street location would narrow the buyer pool, we developed a tailored campaign to attract the right purchasers.
Our clients were keen to settle before the end of the financial year for tax planning purposes, so we worked backwards from that deadline. We issued a Notice to Vacate as the tenants were nearing the end of their lease, professionally staged the property, and launched it as an Expression of Interest campaign with a set closing date.
The campaign generated strong interest, and before the deadline we entered negotiations with one of the prospective buyers. After strategic negotiation, we secured a sale within our clients’ target price range and arranged settlement for 22 June, allowing them to meet their financial-year objectives.
The Outcome
Our rentvestor clients were thrilled with the result. Their Buyer and Vendor Advocate, Rob, managed the entire process from start to finish, providing a seamless experience during what could have been a complex transaction.
