The NPB Process in 5 Easy Steps

Step 1. Help Us Help You

The first step is to establish some clear guidelines regarding your personal situation and needs.

We will sit down with you and discuss your preferences and a number of other things including your reason for selling, time frames, methods of sale, appraisals, etc.

Step 2. Selecting the Best Agent

We organise the best agents to inspect your property and submit their detailed proposals, including estimated selling range, marketing and advertising and of course commission.

Selecting the best real estate is a crucial step in the process.

Clients can have as much or as little involvement in this process as they like. In considering the short list of selling agents, we consider their experience, credentials, local presence and recent track record, together with overall ‘gut feel’.

Once the selling agent has been selected, we assist you in reviewing and completing all of the relevant documentation and provide independent advice on the important decisions that need to be made. Typically that will include the method of sale, commission payable to agent, time frames, the selling agent’s listing authority and the most suitable marketing and advertising program for your property.

Step 3. Presenting the Property For Sale

It is very important that your property is presented in the best possible condition in order to achieve the best possible price. Together with the selected selling agent, we will provide recommendations and tips on improving your property’s appearance as that is likely to result in achieving the highest price.

If the property contains tenants, it may be beneficial to give them notice to vacate in order for the necessary renovations, repairs and maintenance to take place. Should anything need to be done to the property, we are able to organise experienced, qualified and reputable tradespeople to carry out the work, from cosmetic items that need attention to more major renovations.

If the property is vacant, we can also recommend the best and affordable, stylish furniture hire companies that can improve the presentation of your property, which can result in a considerably better price.

Once high resolution photos have been arranged and received, we liaise with the selected selling agent and of course yourself in order to help choose the best. All the proofs for the marketing material, adverts and boards will be reviewed by your NPB Vendor Advocate, providing independent recommendations as to any changes that may be required.

We will discuss and arrange open for inspection days and times that will suit your schedule and maximise your property’s exposure.

Step 4. Contract of Sale 

You will require a solicitor or licenced conveyancer to prepare the appropriate documentation on your behalf. This will always include a Vendor’s Statement and in many cases will also include a Contract of Sale, depending on the type of sale and which solicitor or licenced conveyance is acting on your behalf.

This step is crucial as a sale cannot legally take place without the purchaser first receiving a Vendor’s Statement that has been signed and dated by the vendor.

We will liaise with your legal representative or licensed conveyancer to arrange the documentation to be prepared. If you do not have a solicitor or licensed conveyancer to prepare this documentation, we can recommend experienced and reputable professionals who would be pleased to act on your behalf (and they’ll complete the job properly for you).

Step 5. Selling the Property

We will provide you with regular feedback and recommendations throughout the entire sales campaign. Irrespective of the method of sale, we liaise with the selected selling agent and will provide you with the real facts about how the campaign is progressing.

If your property is being auctioned, we will be by your side at the pre-auction meeting, during and after the auction. During the auction, we will be able to gauge how the auction is travelling and provide you with valuable information and advice that will allow you to make the right decisions. Should the property pass in, we will able to assist in the negotiation process.

All documented pre-auction and private sale offers from potential purchasers are presented to you through ourselves, which allows an important buffer between you and the selected selling agent. We will always act in your best interests and with our extensive experience and knowledge, we are able to provide recommendations in relation to price, terms, deposit, settlement date, special conditions, etc. We will ensure you make the right decisions and complete the required documentation, without any pressure.

Once an unconditional contract has been accepted and all documentation has been correctly exchanged, we are still there for you, right through until settlement day, which is when the banks and solicitors/conveyancers get to work.
