At National Property Buyers we understand that it can be time-consuming and stressful to search for property. That’s why we take all of the “legwork” and research out of your hands, but at the same time keep you informed and updated throughout the entire process.

We understand that each situation is different and we are happy to tailor a service to suit your unique requirements, however, for simplicity we have broken our buyer advocacy process into three main steps.

Searching

Our comprehensive search process is designed to save you valuable time and stress by undertaking all the due diligence and legwork to find your ideal property. We will source options from both advertised and non-advertised (ie “off-market”) industry databases and contacts, as well as properties that are not advertised to the general public, ensuring that no stone is left unturned throughout the search.

Assessing

Our extensive due diligence will include a detailed property report and price analysis made available to you, which will enable you to establish the value of the property prior to starting the negotiation process. We also can organise all other inspections and reviews, including building and pest inspections and a review of contracts by your solicitor or legal representative.

Negotiating

Negotiating with Sales Agents to get the best result for the buyer can be a challenging task, particularly for the inexperienced. We thrive on this and have extensive negotiation experience. We use this experience and will work hard to ensure you make your purchase under the best possible conditions and for the lowest possible price.

Full Premium Service

This is our most popular service. We understand that it can be time consuming and stressful to search for property. That’s why we take all of the “legwork” and research out of your hands, but at the same time keep you informed and updated throughout the entire process.

Our Premium Service includes regular online searches and sourcing off-market properties, unlimited inspections, independent assessments with detailed reports and negotiating the successful purchase. We keep working until your ideal property has been purchased.

Assess & Negotiate

The Assess and Negotiate service is suitable if you would like to do the property search for yourself, or you have already found the property you would like to buy.

We will inspect the property, prepare a detailed, independent property report and price analysis and negotiate the purchase on your behalf.

We can also organise building and pest inspections and a review of the contract and Section 32 by a solicitor or legal representative if required.

Auction Bidding

This service is for those who are uncomfortable with the auction bidding process or are simply not going to be available on the day of the auction.

When selecting a Buyer’s Agent, you are entrusting them with (one of) your biggest financial investments, you need to know they are working as hard as possible for you.

We believe statistics alone don’t give you the information you need to make a good purchase. They are only one aspect – past performance, predicted growth, median house prices are all important but actively knowing the market you work in is crucial!

Each criterion is linked with one another and depending on your individual requirements weighted differently. Another purchaser may be flexible on an inner-city location but require a new build with a pool and tennis court. Once we establish your 3 P’s the search can commence. Our Fees

We offer a transparent, competitive “fee for service” pricing structure according to the service you require. The relevant pricing structure will be documented clearly in a signed engagement authority before any work is undertaken.  Below is an indication of our standard fees please contact us to discuss your individual needs.

Full Premium Service

0.75% to 1.25% (+GST)

of the purchase price

Our full service (search, assess and negotiate) includes; regular searching , sourcing off-market properties, unlimited inspections, full independent assessment reports and negotiating the successful purchase. We keep working until your ideal property has been purchased!

Generally, this service is between 0.75 and 1.25%  (+GST) of the purchase price. This fee is made up of an initial engagement fee of $4,000. The remaining balance is paid on success when we have secured your property (called the ‘success fee’). This means the engagement fee is part of the total fee and not in addition.

We also offer a ‘fixed fee’ option.

Assess & Negotiate

0.5% to 0.75% (+GST)

of the purchase price

The assess and negotiate service is suitable if you’d like to do the property search yourself or have already found the property you would like to buy.

We inspect the property and prepare a detailed property report and price analysis and negotiate the purchase on your behalf.

Generally, this service is between 0.5 and 0.75% (+GST) of the purchase price.

This fee is made up of an initial engagement fee of $2,000 +GST, with the remaining balance paid on successfully securing your property (called the ‘success fee’).

We also have a ‘fixed fee’ option.

Auction Bidding

starting at $1000 (+GST)

 

This service is for those who are uncomfortable with the auction environment and  bidding process or are simply not going to be available on the day of the auction.

Auction bidding fees are generally fixed upfront and an engagement fee is payable in advance of auction day.

The initial engagement fee is between $1,000 and $2,000 +GST. And only upon securing the property is the success fee paid. Generally, this is between $1,000 and $2,000 depending on requirements.

This means it could be as little as $1,000 to have an expert represent you on the day.
